The Not So Hush Sale
Also called a novation
Sometimes a house will bring more on the open market than we can pay in cash. When that looks like the case — and your timeline allows it — we can agree on a higher number than our cash offer and go get it from a retail buyer.
How it works
- 1We agree on your number, in writing. That's the number you walk away with.
- 2We list it with a licensed agent, priced above your number, and we help work the sale until a buyer makes an offer.
- 3When a buyer is found, the agreement you signed with us is replaced by a new one between you and that buyer, at their price. That swap is what the word novation means.
- 4You sell the house to them. Your name was on the title the whole way through — you never stopped owning it, and we never did.
Who pays what
We pay the agent's commission, the closing costs, and anything the buyer asks the seller to put toward theirs. Everything a seller normally pays in a regular sale, we pay. None of it comes off your number.
Out of your number comes only what you already owe on the property — your mortgage, any liens, any taxes owed. Same as a cash sale.
We make whatever is left once your number and all of those costs are paid. Nothing more — and it's usually a lot less than it sounds.
The trade
This can put more in your pocket than our cash offer. It also takes longer — usually 60–90 days — and it only works if a retail buyer actually shows up and closes. It is a real listing, so it comes with what a listing comes with — an agent, a sign, and buyers walking through. That is the trade for the higher number. Your number is fixed the day you sign it, and if no buyer ever comes, you owe us nothing.
Why not just list it yourself?
You can, and sometimes that is the right call. The difference here is that your number is locked the day you sign, you pay no commission and no closing costs, and if the house never sells you owe us nothing. On your own listing, all three of those are on you.
