01Who we are
HUSH SELL LLC is a Georgia limited liability company that purchases residential real property. Our office is at 8735 Dunwoody Place, Ste N, Atlanta, GA 30350. The only way to reach us from this website is by email at hello@hushsell.com.
02We are not a brokerage
We are not real estate brokers, agents, or salespersons. We do not list property, we do not market property on behalf of owners, and we do not represent buyers or sellers in a brokerage capacity. We are a principal in any transaction we enter into — buying for our own account, buying alongside a partner, or assigning our rights under the contract to another buyer who completes the purchase — rather than acting on your behalf.
Because we are not your agent, we owe you no fiduciary duty. If you want someone whose duty runs to you, that is a licensed real estate agent or an attorney, and hiring one is often a good idea.
03We are not advisors
Nothing on this website, and nothing we say in conversation, is legal, tax, accounting, financial, or investment advice. We are not attorneys, accountants, financial advisors, or licensed appraisers. Every property, every loan and every family situation is different, and the consequences of selling — including tax consequences — depend on facts we do not know.
We encourage every seller to have their own attorney review any contract before signing it, and to speak with their own tax professional about the outcome.
04About any offer we make
Nothing on this website is an offer to purchase any property. An offer from us exists only when it is in writing and signed. Any figure discussed before that point is an estimate.
What we are able to offer depends on the specific property, its condition, its title, the terms of any loans already secured by it, and your timing. Those facts are established after we look, not before.
- We do not guarantee that we will make an offer on any property.
- Before terms are agreed, we do not guarantee any particular price, structure, or closing date.
- Before it is signed, an offer may be withdrawn or revised if material facts turn out to be different from what was described, and we will tell you plainly what changed and why. Once you have signed, your agreed terms are your agreed terms.
05How a transaction closes
Every transaction we enter into closes through a licensed title company or a closing attorney. Funds move through that closing, and you will receive a settlement statement showing where every dollar went. We do not ask sellers to sign deeds outside of a closing, and we do not ask for money from sellers in order to receive an offer.
06Partners and assignment
Some of the properties we put under contract we keep. Others we close alongside a partner or investor, and in some cases we assign our rights under a purchase contract to another buyer who completes the purchase.
Where that happens it is disclosed in the documents you sign, and it does not change your agreed price, your terms or your closing date.
07Fair housing
We do business in accordance with the federal Fair Housing Act. We buy property without regard to race, color, religion, sex, sexual orientation, gender identity, familial status, national origin, disability, or any other characteristic protected by federal, state or local law, and we do not target or avoid neighborhoods on any of those grounds.
08State-specific requirements
If we buy outside Georgia, state law may require more of us. Some states impose their own written notices, disclosure forms, registration requirements, or waiting periods on a purchase like ours, and what applies is determined by where the property sits rather than by where we are.
Where a state requires something additional, it is provided to you in writing as part of the transaction documents for that property, before you are asked to sign anything binding. This website is general information and is not a substitute for those notices.
